DEFINITIONS OF COVERAGE
Hazard Insurance – protects against loss from fire, lightning and wind related damage. This is always required by mortgaged loans.
Actual Cash Value – this type of policy covers for value at the time of loss, which includes depreciation for age and condition of dwelling.
Total Loss = policy limits.
Replacement Cost – replaces or repairs at current cost without depreciation for age or condition. Total loss = policy limits.
Loss of Rents aka Fair Rent Value – in the event of a covered loss, if home is not habitable, will reimburse for loss of rents up to the policy limits.
Vandalism and Malicious Mischief – covers intentional acts of damage to property by vandals or a malicious act. Will not cover damage for poor housekeeping and maintenance by tenants.
Deductible- the portion of the claim that is not covered by the insurance provider. The normal deductible option in Texas is 1% of the dwelling coverage.
Accidental Water Discharge- provides coverage for dwelling damage due to accidental discharge, leakage or overflow of water from appliances, plumbing, heating or air conditioner.
Flood- is not included in a Texas Dwelling Policy. We do have coverage available, just ask.
